I’m always keeping an eye on what’s happening in Canada’s housing market, because these numbers can really impact your next move. Recently, the six-month trend for housing starts across Canada dipped by about 1.3%, settling at roughly 244,000 annualized units, while the monthly pace held fairly steady near 229,000. In our larger cities, actual starts reached 17,700 for mid-Q3, down about 2% compared to last year. For the first eight months of this year, we’ve seen 149,500 starts—about 4% lower than last year. Even with these shifts, there’s still a large pipeline: over 371,000 homes are currently under construction in centres with populations over 50,000, which is just slightly less than last month. Completions have slowed more noticeably, dropping around 11% month-over-month to 17,600 units, but it’s worth noting that permits for future builds edged up a bit to 142,400. Overall, while housing starts remain elevated compared to recent years, we’re seeing a clear trend toward moderation as we approach the end of the year. If you’re considering your next move, understanding these trends can help you make more informed decisions. I’m always here to offer honest advice and guidance so you can reach your real estate goals with confidence.

Canadian Housing Affordability Remains Stable in Many Regions
Recently, we've seen a modest improvement in housing affordability across Canada, thanks to rising incomes and steady home prices in the second quarter. While cities like Vancouver and Toronto experienced some positive movement, a few areas in the Prairies and Atlantic Canada faced a downturn. It’s important to keep in mind that with rising interest rates on the horizon for 2027, affordability could become more challenging again. As someone who’s dedicated to guiding you through every step of your home journey here in Edmonton, I’m always keeping a close eye on these shifts to ensure you have the honest advice and support you need to make your next move with confidence.

Canadian Home Sales Slide 6.9% Yearly | Your Go To Realtor for Edmonton & Area!
I know how important it is to stay informed about the housing market, especially when you're considering your next big move. Recently, Canadian home sales dipped about 1% from the previous month and nearly 7% compared to last year, reflecting the impact of ongoing economic uncertainty and higher mortgage costs. Prices held steady month-over-month in mid-Q3, but were down about 3% year-over-year. Interestingly, we saw a slight rebound in new listings—up around 3% after months of decline—which means buyers may have a bit more choice right now. The sales-to-new-listings ratio eased to roughly 49%, lower than the long-term average of 55% across Canada, which tells us the market is shifting. With inflation risks and rising fixed mortgage rates due to higher bond yields, there’s a lot for buyers and sellers to consider. At that time, the chance of an early Q4 rate hike was priced in at around 60%, with more tightening expected by 2027. If you're feeling uncertain about what these changes might mean for your next step, know that my focus is always on making your experience as smooth and stress-free as possible—your goals are my priority.
