Home sales across the region reached around 2,000 in late Q3 2026, down roughly 9% month-over-month and 10% from last year—clear signs that the market is cooling compared to recent months. New listings came in at about 3,900, which is down 9% from last month but still up 11% year-over-year, and overall inventory is nearly flat since mid-Q3 but sits 17% higher than a year ago. The average selling price for residential properties has eased to about $466,000 (down 1% from last month, but still up 3% annually), while the benchmark price hovers around $423,000, just slightly lower as well. With the school year in full swing, these numbers reflect the usual seasonal slowdown, and increasing inventory could mean some of the price growth we've seen so far in 2026 may soften further. Typically, Edmonton’s market doesn’t pick up again until after the year-end, even as many homeowners are still holding onto the gains made earlier this year. If you’re considering your next move, these trends are important to keep in mind—I’m always here to offer honest advice and help guide you through every step.

We’re seeing a shift in the Edmonton real estate market as autumn settles in.
